South Florida homes and businesses run their A/C most of the year, so the same indoor air circulates for months. When something in that air changes, such as a musty smell, a cough that only shows up indoors, or allergies that ease when you leave the house, indoor air quality testing gives you facts instead of guesses.
At Mold Finders, indoor air quality testing starts with mold air testing and is guided by what we find on site. Here is how it works, when it makes sense, and what you receive at the end.
What Indoor Air Quality Testing Tells You
An air test answers two questions: what is in the air you breathe indoors, and is it at a level that points to a problem inside the building? Mold spores exist everywhere, outdoors and in, so a single number means little on its own. What matters is how indoor results compare with the outdoor air at the same time.
That comparison is the core of mold air testing. If indoor spore types or counts are clearly higher than outdoors, or if types appear indoors that are rare outside, something inside the building is likely producing them.
Signs You May Need Indoor Air Quality Testing
- A musty or earthy odor with no visible source
- Allergy-like symptoms, headaches or eye irritation that improve when you leave home
- A past leak, roof issue, flood or A/C drain line problem, even if it was “dried out”
- Condensation on windows or vents, or indoor humidity that stays high
- You are buying a home and want documented data before closing
- A remediation company finished its work and you want independent confirmation
Even if you can already see mold, testing is useful: it shows whether spores have spread into the air beyond the visible area.
How Mold Air Testing Works
An air test is only as good as the inspection behind it. Sampling in the wrong room, or without knowing where moisture is hiding, can miss the problem completely. That is why every visit starts with the property itself.
- Inspection first. We walk the property, check moisture levels, use thermal imaging to find hidden moisture patterns and note where odors or symptoms are strongest.
- Targeted sampling. A sampling pump draws a measured volume of air through a collection cassette in the areas of concern. Surface samples are added when visible growth needs to be identified.
- An outdoor baseline. We take an outdoor sample during the same visit, so indoor results can be compared with the natural background.
- Independent lab analysis. Samples go to an independent, accredited laboratory that identifies spore types and concentrations.
- Your report. Within 48 hours you receive a personalized, complete report written for your property, never a copy-paste template.
What Your Report Includes
Your report explains what we found and why it matters, in plain language. It includes:
- Photo documentation you can actually understand
- Moisture and thermal imaging findings
- Lab results for each sample, compared with the outdoor baseline
- A clear conclusion on whether there is an indoor mold problem
- A Remediation Protocol if mold is confirmed, so any licensed remediator knows exactly what must be done

Why Independent Testing Matters
Mold Finders inspects and tests. We never remediate. That means we have no reason to find a problem that is not there, or to overlook one that is. Werner Chang, our Florida Licensed Mold Assessor (MRSA2769), managed a restoration company for nine years before founding Mold Finders, so he knows how remediation works from the inside and what it should achieve.
The same independence applies after remediation. Post-remediation verification uses air testing to confirm that the work actually cleared the problem.
Indoor Air Quality Testing for Homes and Businesses
For homeowners, air testing is part of our residential mold inspection, including pre-purchase inspections for home buyers. For offices, restaurants, retail spaces, HOAs and multi-unit properties, it is part of our commercial mold inspection, with confidential reporting.
We provide air quality testing across South Florida: Miami-Dade, Broward and Palm Beach counties, including Fort Lauderdale, Weston, Pembroke Pines, Miramar, Davie, Plantation, Sunrise, Coral Springs, Tamarac and Hollywood.
Can a DIY Test Kit Replace Professional Air Testing?
Store-bought kits usually leave a dish open to collect whatever settles on it. Because spores are everywhere, almost every dish grows something. The kits do not measure air volume, do not compare against outdoor air and cannot find the moisture source, so they rarely answer the question you actually have.
When to Schedule Air Testing
Timing affects what a test can tell you. Testing before any cleanup or remediation documents the problem and gives the remediator a clear scope of work. Testing after remediation confirms the result. For home buyers, testing during the inspection period leaves time to negotiate or walk away. After a leak, call as soon as you notice a smell or staining rather than waiting for it to fade, because hidden moisture keeps feeding growth.
