After Water Damage Restoration: Do You Still Need a Mold Inspection?

A pipe bursts, the A/C pan overflows, or a storm pushes water under the door. You call a restoration company, they bring in fans and dehumidifiers, and a few days later the equipment is gone. The carpet is dry and the house looks normal again.

So, is it over? Often, yes. But not always. Water damage restoration and mold prevention are related, but they are not the same thing. Knowing the difference can save you from a much bigger problem down the road.

What Water Damage Restoration Does

A good restoration company focuses on getting water out and getting the structure dry. Typical steps include:

  • Extracting standing water
  • Removing wet carpet pad, baseboards, and sometimes the lower part of the drywall
  • Running air movers and dehumidifiers
  • Monitoring moisture until materials reach a dry standard

That work is essential, and the faster it starts, the better. In South Florida’s heat, mold can begin to grow on wet materials within 24 to 48 hours. Our post-flood cleanup guide covers those first critical days.

Why Mold Can Still Be a Problem After Restoration

Even when restoration is done well, a few situations can leave mold behind.

1. Delayed Response

If water sat for more than a day or two before drying started, mold may have already taken hold inside walls or under flooring. Drying stops new growth, but it does not remove growth that already happened.

2. Hidden Moisture

Water travels. It wicks up drywall, runs along framing, and settles under cabinets and tile. If a pocket inside a wall cavity was missed, it can stay damp long after the room feels dry.

3. The Source Was Not Fully Fixed

A slow leak that continues after restoration will keep feeding moisture into the same area. Our article on 5 tell-tale signs of water damage explains what to watch for.

4. High Indoor Humidity

Florida air is heavy with moisture. If your home stays above 60% relative humidity after restoration, recently dried materials can reabsorb moisture and support mold growth.

When a Mold Inspection Makes Sense

We recommend a mold inspection after water damage restoration if any of these apply:

  • The water sat for more than 48 hours before drying started.
  • The water came from a flood, sewage backup, or roof leak, not just clean supply water.
  • You notice a musty smell that did not go away after drying. (See our guide to musty smells after a flood.)
  • You see new stains, bubbling paint, or swollen baseboards in or near the affected area.
  • Someone in the home has asthma, allergies, or respiratory symptoms that started or worsened after the water event.
  • You plan to close walls or install new flooring and want confirmation first.
  • You are selling the home and want documentation that the problem was resolved.

What a Post-Restoration Mold Inspection Includes

When Mold Finders inspects a home after water damage, we focus on what restoration may have missed:

  • Moisture mapping and thermal imaging to look for damp areas behind walls, under floors, and around cabinets
  • Visual inspection of the affected rooms and nearby spaces, including the A/C system
  • Humidity readings throughout the home
  • Air sampling indoors and outdoors, analyzed by an accredited laboratory
  • A written report that explains our findings in plain language

If we find mold, the report shows where it is and how extensive it appears. That gives you a clear basis for deciding next steps.

If Mold Is Found

If testing confirms a mold problem, the next step is usually professional remediation by a licensed Florida mold remediator. Once that work is done, we can return for post-remediation verification to confirm the area is clean and dry.

Because Mold Finders only inspects and tests and never remediates, our findings are independent. We do not benefit from finding a bigger problem than you have.

How Soon Should You Schedule the Inspection?

Timing depends on your situation. If the restoration company is still drying the home, wait until drying is complete and the equipment has been removed. Air and moisture readings taken while fans and dehumidifiers are running do not reflect normal living conditions.

If walls or floors are still open, try to schedule the mold inspection before they are closed. It is much easier to inspect and test exposed framing than to open finished walls later.

If restoration was completed weeks or months ago and you are noticing new odors, stains, or symptoms, do not wait. Schedule an inspection as soon as possible so a small issue does not have time to grow.

A Note on Insurance

If your water damage is part of an insurance claim, documentation matters. A written mold inspection report with lab results gives you objective information to share with your adjuster. Check with your insurance company about what your policy covers.
